A) An average Home Inspection takes from three to 5 hours to complete. You are encouraged to be there for the entire inspection, or come near the end for a walk-through and summary of findings.
A) The inspection report is (usually) submitted within 24 hours of the inspection. The report is emailed to the client and client's realtor in both a "Word" and PDF file format.
What needs to be done to prepare for the inspection?
A) 1. Make sure that the utilities are turned on for the inspection. Your realtor should be able let you know the status of utilities and help you get them turned on. You may need to meet a utility service agent at the property. This process can take from 1 to 3 days.
2. If the house as been "winterized", the home inspector can "de-winterize (bringing water into the house) at the time of the inspection if permitted by the bank or other owner. If winterized, ask the water utility to turn the water on at the ouside meter or "pit". The home inspector does not "re-winterize" after the inspection, if required. (Typically HUD properties) HUD properties are more complicated to get ready to inspect, so please talk to your Realtor or the Home Inspector and get the details.
